If you look at the commission section of your settlement statements on HUD transactions you'll see that they're mostly less on the listing side than the selling side, and in most cases roughly half of what the selling agent is making.

That went well, so I did it again about one mile way from the first.

I'm still kicking my own a$$ about the half acre piece of land I could have bought with OF for $140k with $20k down back in around 2006 which is on a major highway in an area that is now seeing massive commercial and residential development.

With my Indiana properties even though it's landlord friendly, I've been taken advantage of financially by several people (not the tenants) being 2000 miles away (a long story).

I also love it here.It will cost $100,000 and we will finance half with a personal loan @ 7% for 3 years.So im putting 50,000 in cash and I expect to earn about $2,000/month.

The math is clear, Real Estate by many MANY miles.

I planned to develop another home in the back half but a contractor inquired about renting the lot for their construction trailer so I’m pausing my development. 

Especially, if the home is a few miles from the beach.
