So far I have had luck working with a few big banks to get business lines of credit and have worked with Seed Capital to get access to credit cards.

I am very specific in my requirements, frequency of mowing, fertilizing, seeding, watering, etc... and I periodically inspect, either in person or have a trusted agent do it.

I recommend you get some seed money by assigning properties or locating properties for investors.You might be able to do this by building up your contact list.

The idea is that you've already paid the taxes on the seed money, you shouldn't pay it again on the growth.

I use my seed capital as a deposit on my new home build loan, I then receive the money in one lump from the bank, and have to use these funds to build the home, market and sell.

It's a 5 year loan at 25% interest, payment is 1250/month, but that 50,000 is like my seed money for acquiring rentals.

These are not cheap to set up and depository banks have plenty of free money from the fed to seed their investments they don't need to pay to get yours (hence current money market rates).
