I don't see any mention of service entrance/breaker boxes or sub-panels for this space.  

On a 60" shower you could keep it even more simple and just do a fixed glass panel on the shower head side of the shower, and leave the entrance open with no door.Would save $ and less risk of repairs down the road due to no active sliders/hinges.

They have cameras at every entrance and in the garage and basement.

The accessory apartment is about 500 Sq/ft with a bathroom, closet, kitchen, and open main area(Living/Bedroom), large enclosed/screened patio and separate entrance. 

"The building has two separate dwelling units; one main unit; and a second unit upstairs that has a separate electrical meter, bathroom, cook surface, mounted (above the range type) microwave and an entrance that allows the unit to be accessed independently from the main residential unit." - Violation 2: "Unpermitted existence of second dwelling unit on a parcel zoned Resididential-7, one single family residence per lot, one duplex per lot 9,000 sqft or greater" - Required Actions: 1.

If you don't want roommates, then look for a house that has a potential basement with a separate entrance or walk-out.

I know one community that wants your permit (yes you must have a license) to be posted on the inside of the entrance door or close by.  

Because the larger of the other two bedrooms doesn’t have a closet and the one with the closet has the stairway intrusion I’m not quite sure how to best list/market it and describe it in the listing.I’m sure there are plenty of other local landlords with a similar building so I was hoping to find out how you have or would list to get a better response out of the tenant pool and rental price.Bedroom 2: 9’ 2” x 7’ 2” No closet Currently used as my officeBedroom 3: 8’ 8” x 7’ 2” 46” x 46” closet Partial intrusion from the stairwell for the 2nd floor entrance Currently used as bonus storage roomProperty is located in this area and what I would consider rental comps

I realize it's a pretty brutal market, so just looking for any other ideas for neighborhoods/tips that might help me in this situation.Currently renting and looking to buy, but would like to avoid a direct roommate situation if possible - more like separate unit / basement with entrance / etc.
