I am very familiar with the Fort Lauderdale market and surrounding areas. 

Most of our family is in CA and one of our criteria is to be 1 day or less drive time from them.

Definitely agree with you that I should surround myself with more experienced people, of course, and that's the plan.

The area (because it's on the early end of "up and coming") has no STR or MTR zoning restrictions.It's somewhat sketchy by reputation of the locals, but anyone driving through the area would think differently.

Unfortunately, there are very few duplexes in Raleigh and the surrounding area and the few that are available are definitely not for sale for an amount that would make sense from a numbers perspective.

I own land parcels that surround or are adjacent to substations, since I only care about distribution side interconnects.
