But if you are supplying all items: the inventory list will include drywall/cement board, screws, corner beads, mortar, tiles, grout, sealer, cabinets, appliances, countertops, electric boxes, ROMEX wiring, likely both 3 and 4 wire and in typically 16 gauge could vary.  

You bought an office on a corner lot on a very busy Main Street for $360,000.If it were mine, If zoning allows restaurants, I'd be thinking about Chipotle, Starbucks, 24 hour Taco Cabana.If not food service zoned, I'd be thinking about a Pet Vet, hair salon with an experienced operator opening a 2nd location, a dentist, a 24 hour Auto Zone.

But the kicker that cemented my decision was there wasn’t any optimism from the commercial lenders and that killed my spirit.

The dishwasher gets put in when the kitchen has a sheet-vinyl floor with a stapled-in luan backing, then the vinyl gets ripped out and cement board and large-format tile goes in.

Docs, dentists, attorneys etc are a waste of time for long-term stuff I have found.

Sounds like you're similar to me and that David Greene's book really cemented the idea of how practical investing out-of-state really can be.My first rental will be done and ready for tenants this next week and I have yet to see the property in person.Looking to eventually get into multi-family soon as well.Cheers!

I went out there today and after pulling teeth (ironic because they are dentists) I was able to figure out that they were using a hot plate at the same time as the microwave on the same breaker.
