You can do it yourself just to put a presence out there, but a web developer is going to be much better:Get a domain name (i.e. idorealestate.biz).

@Tejas Kotecha, Any good QI with a national presence will be able to work with your team to guide you through a multi state exchange.  

@Tim Chiu, Since sec 1031 is a federal statute any intermediary with a national presence and experience nationally can work with you.  

I think LL/tenant court is not applicable here and would take place in the state of the buildings presence. 

2) it seems like there are so many of you strongly connected and have a presence felt, how big of a role is networking going to play in being successful?

I understand there are more factors that can go into making a clear-cut decision, but right now I just want to know your advice, assuming I'm able to afford the fourplex.Another question: I have found a small complex composed of townhouse units, and a seller is selling 4 of these, 2 bed units together at $175000. 

Do you think they will still have presence in 10-15 years with the increase in online shopping?  

Now continuing my reasoning for my presence, is to be aligned with the appropriate individuals for this guidance either through internship experience or an opportunity in a career, and through this I only hope to gain stronger industry knowledge that I can personally use long-term for personal goals.
