Be advised, the HOA's have the final power though, so no matter what the city, state, county allows, the HOA can one day vote to ban them and not much you can do in those situations...except convert it to a regular rental...but of course there are rules there as well around rental saturation within communities.   

@Jeff Short You might want to look up the eviction ban posted nationally by the CDC a week or so ago.  

Check where you are, but most bans on evictions are for non-payment of rent. 

I recently went under contract for a 4-unit multifamily property in Fresno, CA (C-Class neighborhood, 93726 AC for those familiar) for 385k with the intention of house hacking. 

Street permits aren’t available in the area and even if they were parking bans throughout the winter for plows would hinder anyone parking on the street.

They do allow STR's and cover so much real estate (Palm Springs), I'd be very surprised if they were to ever outright ban STR's.  

Forsyth County around Lake Lanier is a problem as they have a ban on STR's

@William Grato Just wanted to make you aware of the fact that the City of Naples, as well as Collier County, have short term rental bans in place.

Cant find any updates on the eviction ban lawsuits.
