If you hold a property long enough and it is a good one then getting all your money out and ending up paid off is a great thing but for some an asset to leverage.At the end of the day it is all about personal choice.

I realize there are 'other' considerations but as close to all factors being similar which is a better choice as in investor to buy?

I personally think out-of-state investing is a top choice.

Less choices in the fall/winter, but then again, we're not worried about where to put the tv, or what color the carpet is :)
