You are still gaining advantages - market appreciation where the home is increasing in value; tax write offs for depreciation, and your loan balance is going down each month too.  

Many would-be buyers/investors don't have the cash or would like to take advantage of leverage.

As she personally knows the syndicator she may be able to garner far more info in conversations with them about this and other investments, which can give her an informational asymmetrical advantage over 99% of retail investors as well.  

I understand Craigslist is one of them, but could you specify what terms or categories you search for to find these opportunities?

Like Bob, mentioned, perhaps they are wholesalers looking to take advantage of an unrepresented seller. 

The advantage is after 10 years you can sell it without paying any capital gains tax, as long as the IRS doesn't know about it.

It's a small world mate lol1) Got it and I usually have no issues opening the books as I mentioned, nothing to hide but not many have a genuine approach when asking for such and as you me mention, could use it to their advantage for all sorts of things.2) You and I spoke about this in person and have someone working on this in our office.

I am interested in flipping properties and am wondering about  the advantage of also being a real estate agent.
