Needless to say it was a horrible job.

Needless to say, there isn't one specific platform that will provide you with every data you need, you have to put in some work and do your research.

So if you were expecting to bring 15% down because you were buying a duplex, then you will now need less out of pocket. 

Not sure if this is enough info to go off of but trying to keep it short and not ramble on needlessly.

Owner occupied you’ll need less (smaller down payment) but you’ll have closing costs (could be around 3% or more of the sale price), should have reserves for an emergency (if you get let go from your job, tree falls on the house, etc.), repairs that may need to be done before renting out, having reserves for maintenance (landscaping, leaking faucets, etc.), and then showing reserves to a bank/CU/lender when you go to refinance and buy your next BRRRR.

Needless to say we are a little gun shy.

As each one gets done or is paid off your risk goes to zero and you need less coverage.  

Needless to say it wasn't to me.

Needless to say I did not hire him.
