I say all that to say pick a book or two (I like Gary Keller, Ken McElroy and David Greene) and follow what it says, they all say mostly the same thing.

In general the best way to find real estate agencies in an area is to check with some of the largest operators around the world (for residential that may be Keller Williams, ReMax, Century 21, ERA, and in some areas Sothebys, etc) and in Commercial that is likely CBRE and a few other companies.

I've started trying to build a portfolio of SFH in DFW and am noticing that most of the properties that I'm looking at (HEB area, Keller) have doubled in value in a 4 -6 year span which makes me think current prices are not realistic.
