I can tell you that people who aren't wood workers (even contractors) very rarely know the difference between red oak and white oak so for them to respond like that is just grasping for straws because they likely have no real experience with red oak vs white oak.They didn't sand enough, that's really all that happened. 

Yet, I don't fully grasp how this is accomplished.... and, must it be "purchased" through an S-Corp? 

We assume we’ll get a grasp on things on a smaller scale first and develop some partnerships along the way to gain experience.

@Kevin MillerWelcome to BP, Kevin.First, I think what you should focus is really understanding the BRRRR process well enough because if you are trying to teach the kids and grandkids, it will be a good idea for you to grasp the concepts very well.

The longer I am here, the more I grasp the Hades solution.

I feel like I have a firm grasp on most of it, but my biggest question to date is how to figure out money/ownership when you are partnering with others on rentals.I've been lurking about the site for a bit now, and am thankful for all the great information.

@Sam Pant - Before jumping into specific neighborhoods, take a look at more macro-sites like city-data.com to get a grasp on population growth/decline, median home values, crime trends, job growth....etc.
