Don't be afraid to look to the outskirts of the city and find the hidden gems.

The homeowner conducted the "tours" which was a cluster..LOL  They think its a gem:)  I am doing a 203k loan so if the price is right may put in an offer. 

Be sure to read through the long threads, too--you will often find GEMS in there.

Occassionally you can find a gem that meets your criteria on FCI Exchange or other online sources like NotesDirect.

If you dig through those and look up the zoning districts in your city, you may be able to find a gem.

I was considering Cincy but felt it was more difficult to find a lower priced gem.
