We have that issue with a larger home we have in our area, and it is a constant frustration to wonder what a defendable market rate is.The only other suggestion is to ask the selling landlord if he is willing to share the rental schedule of his tax returns for the past few years.

The title company is not responsible to anyone but you IF they gave YOU title insurance against the risk that the previous owner would challenge/redeem AND THE IF previous owner did redeem or challenge in court, the title company would have to pay or defend you in court.
