It's a small sample size but it wouldn't surprise me if messages around "the market is super hot" get people to list an unreasonable asking prices and if it doesn't sell...well...no big deal...they can just keep renting them out.

I think it is bad practice and a bit dishonest to offer a higher price and negotiate based on an inspection. 90% of asking isn't unreasonable, especially if properties have been sitting on the market.

Again, I don't want to be the "stereotypical" sleazy landlord and gouge people by charging for things that were not their responsibility or overcharging for repairs, but I don't feel asking to be compensated for my time to take care of tasks they should have is unreasonable or sleazy.
