Hi, I found a foreclosure deal in my area which is selling a home for $29,300 by the bank but home sold for 100,000 + in 2006, area is idea for buyers who rehab and use as rental property and average rent is about $850 in the area and very popular....as a newby trying to wholesale and resell to an investor who will triple their profits what is my best approach?

It's just not enough to finish up everything.We did an addition to the single family home and we are doing higher end finishes, so the cost for everything is like triple and we looked up one day and realized we had didn't have enough to finish.Right now, we owe 58k on the house, we had an appraisal done recently.

through BP I was able to figure out my 1031 exchange and purchase a property I had my eyes on for 4 yrs.we closed last week on this $1M 6 unit commercial flex space.we signed our Triple Net Lease today. 1 of 3.sealed, repaired and re stripes 40 parking space parking lot.I have to replace 7 HVACs, rewire electrical, separate utilities.... bring to 100% occupancy!
