possible deal, need advice/help...sfr in ILLINOIS

Hi people!

I don't know but my gut tells me this deal is good. I'm not sure how to analyze the numbers because the area's sold homes have sold much higher than sellers asking price. I asked him if the area is exact and why homes are selling much higher. He said because he's very motivated and tired of renting it out.

Sellers' Asking Price- 15,000

Homes in the area selling between 199,000 - 400,000....

CAN SOMEONE SHED SOME LIGHT?

I'd ask how much work needs to be done to it (rehab cost). Then double check the comps. Get it under contract with a way out and send over your contractor to verify the condition and cost of rehab. Basically I'd triple check everything.
