I am wondering if anyone has had success charging RV tenants for an "electricity charge" of some sort ... maybe just a flat "$50 charge for electricity hookup and use" ... while not billing them for the actual electricity used, because then I know you are entering a dangerous territory of being deemed a utility company and no one wants that.

Thanks. laminate, you want to go with a minimum of AC4 and pad under (some have pad attached) for sound and thermalvinyl, min 3mm thickness. if manufacturer doesn't say otherwise, use pad here tookeep extra just for the case of tenants dragging fridge across all house...you being in snow territory, i would tile the entrances.check your competition and just go a bit extra for the wow factor.you want tenants to look for your rentals, not competition'sand screen for the best

In order to get this property into a cash flow positive territory, I would need to increase rent to about $1100-$1200 level, which is a market rate in this area of Sacramento (which doesn't have rent control)I was thinking of giving tenants a 60 day notice about a rent increase with the option to stay or vacate.
