How much is too much money to pay for a Rental house?

I'm looking at a very nice home in an exclusive neighborhood where the houses are quite expensive, and considering purchase and rehab for future rental property, but I'd like to hear some suggestions/advice from more experienced investors please?

Lee and Linda,

In my experience high end rentals can be a tough go. I figure, and my experience has shown me, that folks who want, and have the means to cover the rent on a high end property typically will just buy the property they want. My company does have several high end rental homes, and they are extremely difficult to fill, and the tenants are typically only there long enough to find a home to purchase. Also, the higher the overall purchase price, typically the lower percentage return. Example: in my area I can rent a $100,000 home for $950 per month regardless of the condition of the home. A $250,000 house will only receive $1300-1500 in rent because the clientele pool is so small. Hope this is helpful, and good luck :)
