@Susan Walsh I agree....after writting my thoughts out on this forum thread and getting inputs from you amazing folks, I realize that STR by the room is definitely more challenging and fraught with risk.

Many fail to realize vendors will carry commercial general liability coverage and workers compensation (if they have employees), but many do not carry professional liability/E&O coverage.

Since you are just graduating college you may already realize that it's not what you know, but who you know (as a personal note, I had college friends that were barely passing their classes however they ended up with really good paying jobs due to "who they knew").

I do realize this seems like a lot, but if this is given to any good lender, they'll have a pretty complete package to underwrite.

Regarding being evasive, it seems to me that maybe the firm needed to realize that I had never done a turnkey deal before and maybe they would be wise to take a moment to explain how their investments work.
