I would also suggest placing curtesy signs in the common areas reminded folks to disinfect anything they touch.

The reminder of the possibility that such a long term lease may be illegal here in NJ is something I had not considered and will look into it. 

I had to remind him that he was weeks late for March prior to the pandemic. 

If you have your own buyers'a agent, you need to immediately have a heart to heart talk with him and remind him of that....if they don't get in line, then you either need to get in touch with his broker, or simply find another Realtor.

I know the book by heart and I still listen to it once a year or so to remind myself where I could easily be if I decided to fall into that trap. 

It's a good reminder to not make too many decisions until I have a structural engineer come out, which I do plan to do first.

So as an agent myself I just have to calm my fears by reminding myself that’s I know this market, I love this house, we probably wouldn’t have gotten it without a war in our normal market and we are it for the long term even if the market dips.  

It all reminds me of "Let's Make a Deal" with Monty Hall, where a guy has already won $10k and has a 33% shot at getting a $20k car behind one curtain and a 66% shot at getting a bucket of ping pong balls behind the other curtains.

A crappy appraiser will over-look the part I capped and so a smart investor will remind them of that.

Short term, there is great market uncertainty but if we are able to position ourselves properly, and this has a different meaning to every investor, then in the long term, the benefits will outweigh what we are going through now.Not meant to be motivational, hahaha but more so a reminder to stay diligent, be proactive, and keep the wheels turning.
