Also looks like the tenant wants in the range of 10k for compensation. 

Inventory is old, mostly 1920s and 1960s. 

Look at the existing inventory in you're area, find an investor agent who has experience with house hacking, pick the best option currently on the market that fits your budget and make the offer. 

I also work a part time job and bring home between $300-400 weekly from that, and we have savings in the $60,000 range.

I would think in the $1100 to $1500 range.  

A ton of BRRRs opportunities if you're sourcing off-market.You can find off-market single families in the 80-120k price range, and duplexes are in the 100-180k price range. 

. $100k doesn't go far out here but there are still deals to be had. 2 family, full rehabs in the lower to mid $100k range come my way occasionally. 

Seems to be a really smart place to park cash at 6% Cap rate, with depreciation tax benefits and projected equity increases in the 23-30% range in the next 3 years.

For insurance, expect to pay about 0.5% to 1.5% of the property value annually, while property taxes can range from 0.5% to 2%.

I can only speak from experience on the Baltimore market where you can definitely find quality rental property in this range.
