. ;)Ah yes, the incompetence routine=D  It's close enough, sure.Personally I don't think legislation is the solution. 

In other states, termites are no big deal -- just a routine problem that comes up occasionally and can be dealt with economically.

In the case of property management for a single property you will spend about 18-25 hours per year handling all of the items required from routine maintenance, new maintenance, collections, banking, renewals, tenant issues, accounting, city requirements, and that is if there is no turnover with comes with an entire new other list of items to address(Add another 10-15 hours).  

Obviously you will drive people out by not taking care of routine maintenance requests or raising the rent beyond market rates.

Simple routine process.

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).

I don't intend for him to do repair type maintenance, only routine maintenance of the yard.
