Brendan,I echo Brad's comments and add that in most places I've lived and purchased (purchased in Colorado Springs in 2014), the spring months are some of the hardest to find as everyone wants to buy and close after school ends so the kids are in the house when school starts in the fall.Doesn't mean it can't be done (took me four months to find and close) so I recommend you devote the two months have to learning the area.
