One of the clauses states ‘representatives, and assigns, shall not, for a period of two (2) years, initiate, solicit, negotiate, or enter into a contract for real estate with any of  (wholesalers name) Contacts or seek to by-pass, compete with, exploit, avoid or circumvent (wholesalers name) from any business opportunity by utilizing any (wholesalers name) Contacts or confidential or proprietary information obtained from (wholesalers name) to their detriment.Is it ok to hunt for deals and just ensure that I document dates of contact so should a situation arise where they also put the same opportunity in front of me I can validate I was already speaking with them or am I overthinking it?

I got it for 102k, putting 20% down, after everything is added in, looking at around 830 overhead (P&I, taxes, insurance, and the damn HOA fees).I feel confident I could get at least $1100/month for this place, but my current dilemma is that I don't know how to really advertise and get tenants in place.

Thanks for the numbers though, very helpful realtor.com has a direct feed from the MLS and the only MLS data not visible there is confidential information that wouldn't be relevant to a buyer anyway.

Heck, I even heard a guy on the podcast talk about filtering by criminal records, haha.If there's any kind of inspector-client confidentiality rule or law, perhaps you could just ask him about that before moving forward.
