So I find that when I evaluate properties according to the BiggerPockets method, including CapEx monthly, including 5% of gross rents for repairs and maintanence, including 10% for property managers, etc, NO property passes any test. 1% rule, 50% rule, or even being positive cash flow.

For instance when I meet a dog if it is in anyway aggressive towards mine (I bring them along to test) it is not allowed regardless of its size and more than not many small dogs nip at mine and the owners say "oh they think they are big" ..MY response "No your dog is aggressive towards other dogs and wont fit in this building sorry" so every one has there own idea of what is acceptable and what is not.

I will not rent to folks who dont have or will not have there pets spayed and neutered..... totally vetted and cared for.... even up here in Indiana, i require they are heart worm tested and meds given monthly!

My advice is to get a nice big bottle of 41% glyphosate concentrate and a pump sprayer and get busy on your backyard.
