Im still working outside of RE so its going to take me another 30-60 days to complete my testing but I dont want to let any deals linger or pass by.  

I'm testing out www.getprivynow.com in my home market, but I have access to Dallas as well and it's showing 150 active properties in the Dallas area, with investor comps that fetched 70% ARV or better.

However, you can use them as a litmus test.

So I find that when I evaluate properties according to the BiggerPockets method, including CapEx monthly, including 5% of gross rents for repairs and maintanence, including 10% for property managers, etc, NO property passes any test.  1% rule, 50% rule, or even being positive cash flow.  

We tested the TV after check out and it turns out there’s nothing wrong with it.

Personally I think it would be a good strategy to try and test out purchasing leads as long as you can cancel after a few months.

For instance when I meet a dog if it is in anyway aggressive towards mine (I bring them along to test) it is not allowed regardless of its size and more than not many small dogs nip at mine and the owners say "oh they think they are big" ..MY response "No your dog is aggressive towards other dogs and wont fit in this building sorry" so every one has there own idea of what is acceptable and what is not.

I will not rent to folks who dont have or will not have there pets spayed and neutered..... totally vetted and cared for.... even up here in Indiana, i require they are heart worm tested and meds given monthly!

You will be considered the resident of US for tax purpose if you meet substantial presence test.  

My advice is to get a nice big bottle of 41% glyphosate concentrate and a pump sprayer and get busy on your backyard.
