I have quite a bit of equity in these properties so a refinance at balloon due will have some advantages but with the increased recent rates I will likely take a decently large hit on cash flow. *** What loan structure and fees do you all commonly lock down and what would you recommend in my situation?

What I've gathered from speaking with the previous owners realtors, is that the husband and wife went through a divorce proceeding back around 2014, the husband agreeing to quit claim the property to the wife, in return for her within 1 year refinancing him off the loan.In a brief conversation with the husband, he seemed to confirm that the quit claim was signed, but by her, because he had given her POA on the house (for which there is public record filed regarding the POA).

I happened to be looking at Monday's houses briefly only because a friend asked me to comp one property's value for him (because I've got mls access as a broker and he just wanted a quickie comp) but I stopped there so I don't know about this one in Shorewood you mentioned.As far as the suburban counties, as you may have noticed, the more well off parts of MKE Cty aren't very well represented compared to the less well off areas, so when you look at the other counties (like the Waukesha Cty sheriff has a running listing of the next maybe 5 or 6 weeks of auctions on their website and each week there's usually 10 to 20 TOTAL each week and quite a few will be in the relatively few not so well off areas of the county and you'll be hard pressed to find many in Chenequa, the most expensive community in all of SE WI) Ozaukee has very few as well as Washington County and I'd guess its the same pattern there as well, but you'll have investors in all of these counties who are watching them. 

We will likely keep one as, if nothing else, we are huge Disney fans and it offsets our usual vacation budget by quite a bit.  

My questions are looking at real estate it looks like things sit here quite a bit 30-60+ days.

The fee for finding a qualified tenant is quite high though, one months rent.

There are quite a few military specific investing groups out there.

Danny,Excellent point that Rubber, torch down has been around for quite awhile and with proper maintenance, like most things, it will last.
