That area is being transformed by very high paying jobs, so I doubt the macro trend would slow them down.  

I also invested in gentrifying neighborhoods and benefited from their transformation. 

I've heard about "Rich Dad, Poor Dad" over and over and decided to finally bite the bullet just to add new insights and maybe transform my thinking.

I'd focus on getting more applicants and not on trying to transform a chronic later-payer.
