I wiped down the walls with water with a hint of baking soda in the kitchen and rooms directly next to the kitchen, scrubbed all kitchen surfaces (including inside cupboards/drawers, along the sides/back of the range, etc), and left bowls of coffee grounds out for awhile.

Of course these numbers can be tweaked to give the seller more “motivation” to sell and or give the investor a better buy for bigger profits.The authors give a “secret hint” to add to the contract a clause which states the investor (buyer) will not be obligated to the first lease option contract until a tenet is found.Hopefully this is understandable.

And as @Jeremy Hauben hinted at, there are several points at which a lien waiver can be sought - before any work proceeds, and after payment is made.One way to find an example is to see if a local bank that funds new construction will give you one that they use when giving a loan.
