In the past, we had set up this particular alarm because we had smokers on the premise.

Carpet will not contain it- in fact it will make it 10x worse.Maybe if you have vinyl throughout- but just the thought of 3 animals in one of my units makes me shake my head.Never for me- I will limit my market, just like I don’t rent to smokers.

I took him up on the offer in addition to giving him a grill that the prior occupants left behind. 

Both were chain smokers.

And the grill was hot melted plastics from cutting board on grill.. my wife and I aren’t very superstitious but doesn’t make sense how’ve the new stove with.

From the addendum, it appears that a reason must be given, but it can be "renovation of the unit", which we'll have to do anyway since they are very heavy smokers and normal people wouldn't want to live there.

If all else fails I suggest writing your representative specifically the ones on the financial oversight panel that grilled ken lewis, and explain how BOA is prohibiting short sales with these clauses.
