I think what Benjamin referred to is more of a custom builder utilizing a builder loan that converts to permanent after construction. 

Call their last 2-3 landlords as references to see if they ever had issues - make sure they're giving you actual real references and check the dates they rented to make sure they're not skipping one4.

Are you referring to private money specifically as like an individual person investor or also including real lending companies like Hard Money Lenders / Private Lenders?
