For starters, and given the high emphasis most of us make on preservation of capital, we all agree this model trounces the risk/reward proposition offered us by Wall Street.

Had nothing to do with me or the loan proposition.

But when the real estate pays for itself, and she pays for everything else im sure it can feel like a dead end proposition for her.

Assuming 3 units are about 1000 square feet and the fourth is 700 square feet, I can't decide what's the best value proposition for my investment.  

It is not a buy-and-hold proposition.

Because there are umpteen million channels that sellers can find buyers, I really see very little value proposition here. 

And low end cash flow rentals are Risky proposition to the un aware.

Maybe not any longer but certainly something that clearly articulates your Unique Selling Proposition (USP).Or you can use the other side as a series of questions that are to spark a conversation.

Especially given that SPI has a lot of down time (summer) when I could probably expect quite a bit of vacancy it didn't seem like a better proposition than long term rentals I'm doing. 

I even read to him the sentence that says "Under Proposition 19, a child or children may keep the lower property tax base of the parent(s) ONLY if the property is the principal residence of the parent(s) and the child or children make it their principal residence within one year."
