I’m already aware of the popularity of Joshua Tree and Lake Tahoe, so I’m interested in hearing about other markets that are strong performers and investor-friendly in terms of regulations.Does anyone have insights on:Specific cities or regions where the permit process is more straightforward?

Any help  appreciated as most of the homes in my area have had bathrooms and kitchens added in places they originally weren’t. 

Bad things happen more frequently when you buy into the "passive income" idea and don't check in on your properties frequently.Lastly, keep a tight hold on your financials (aka bookkeeping) so you always know the performance of each property.Just my 2 cents.

This is rare but may occur with notes originated with private parties.  2 - the lender gives his blessing to the assumption of the note.
