Options like seller carry, joint venture, lease option..?

Scenario: RTO company bringing on an investor so they can buy the properties to be LO to TB.Anyone have anything to read about Joint Ventures for this scenario?

My example is that one of my partners wants to sell a property that he owns individually right now TO our joint LLC (he is getting older, wants to travel and have less responsibility).

up to $250k when filing single and $500k when filing joint. 

Essentially, you and your neighbor share joint ownership of the party wall. 

I'm wondering, after using social media etc to search for potential partners to create a joint venture agreement to purchase and manage rental properties,,,,, when I do find a person(s), the real question is How Have Other Successful JVP's worked in the past when people live thousands of miles apart, and they really don't know each other.

I would look at doing Joint Ventures, and understand the market is very hot and returns are compressing.
