Most of my experience has been in long term rentals but looking to move in to flips in the lower price points in Oklahoma and surrounding states.

I've run the numbers on homes in our price range within a 3hr drive radius of our zip and they just don't make sense as rental units.I'm fluent in Spanish so other than the financing problem maintaining a rental in Costa Rica vs another market in the USA that requires a flight is fairly comparable from my perspective.Its funny because buying a sub 70k house anywhere in the US would be so easy for us.

Take the time to Educate yourself on the market and surrounding areas.

The basic membership is an easy way to test drive the organization for not much cash. 

Then if in X years the mortgage rates go back up to 5 or 6% it will drive down the property prices because suddenly people can't afford as much house because the rates are no longer 1% like now.

If you invested in Phoenix or Tucson, you could drive over and deal with it.At this point, I would  have an attorney in the county the properties are in send a demand letter.

I had my plane at Hawkins field though  that was a trip being surrounded by the hood LOL.. 

I’m open to most parts of Florida other than Miami and the surrounding areas.  

I’ve frequently been driving for dollars scoping out this size range.

Strict rent control policies mean that investors can't buy a dilapidated property, refurbish it, and drive rents up.
