It's not to say you can't succeed, but the risk vs reward (10%?)

My goal is educating investors  so they are  rewarded and to ensure the public is not harmed.

I will need to convince myself that I can manage the risk/reward properly vs. just vetting a turn key in a good market and letting it ride (if the returns are in the same ballpark, it wouldn't be worth it.

If they refuse to entertain this citing policy XYZ and you are forced to refinance, do not reward bad behavior: refinance with someone else.
