Best price-to-rent ratio areas in the Twin Cities?

I'm looking to use an FHA loan to house hack either a single family or 2-3 unit property in about a year from now. So far I'm looking at:

NE Minneapolis

Camden

Golden Valley

Robbinsdale

St. Louis Park

SE of Downtown... like Seward neighborhood (?)

But I'm pretty flexible with where I live so long as it's within a reasonable radius of downtown Minneapolis (e.g., South St. Paul would be too far). Can anyone recommend up and coming neighborhoods of St. Paul where price-to-rent ratios and vacancy rates would benefit a house hacker? Thank you!

My personal favorite is Hopkins. Charming small town feel, with close proximity to everything that MPLS has to offer. It's where I do almost all my investing. In my humble opinion, no better place to park your money in the Twin Cities right now.
