I just finished reading The ABCs of Real Estate Investing and ABCs of Buying Rental Property by Ken McElroy.

Based on your numbers, and assuming you have a credit score high enough and have never filed for BK, you shouldn't have an issue getting approved for an HML to buy/rehab the property that I would estimate at about $370k-$375k (which includes 100% of the rehab costs).

I'd buy one, they'd buy the next.  

I have always dreamed of owning and operating multifamily rental properties ever since I was a little kid.My mom has been in realestate ever since I could remember, everything from being a realtor, fix and flips, buy and holds, and long term rentals.

I am 24 y/o and live in Fairfield County, CT looking to buy my first property...likely house hacking a multi-family.

Ive tried to get a steady job to steady income and fox credit but thay hasnt worked out.Can I not get acceas to my Equity without these issies being solved or are there other avenues to acesss my equity funds to statt buying properties?

As a broker in a wholesale market, I "buy" a loan from a lender at a discount and mark it up for my profit.

Not following this - what does your buddies property have anything to do with a property you are buying?

Would it be buying more of the same type of properties or expanding into larger properties?
