I look for tenants who will move out in a few years to not lose out on opportunity cost with raised rents).Ask lots of questions before even inviting for a viewing (reason for moving, total # of tenants, pets, desired start date, etc.)Google, Facebook, etc their name & get a feel for what they are like.Credit check you can simply ask them to provide but for me it's not necessarily a huge concern.Call References & reference an incorrect property address, see how they react.

So while I do think new supply is coming into the market, it seems to be at a steady trickle.So I tend to focus a bit more on demand, and for that, mainly population (raw numbers of bodies) and employment (number of people able to pay rent or a mortgage).

@Nathan G. good point😊If I would like to keep 100% occupancy but also take care about my income and amend the tenants contract with annual rental increase +3% just to protect cash against inflation, HOW they can react to that❓

I was asking other experienced multi family owners, what they use their superintendents [in a case they only take care of a small 3-15 unit buildings, and there is not much to do on a day to day basis (and obviously they have a different regular day job)And what is the price they pay for it.If you're experienced you'll know that every building can be different  for a lot of reasons, for instance when no body in that area wants to do it for the price you wanna pay etc.

Any of the following are signs of a war area.Constant sirens and helicopters.Gun fire at night.Shoes thrown over powerlines, indicates drug sales nearby.Seemingly able bodied working age people just hanging out during the day.Large number of liquor stores and check cashing stores.
