Building super getting overpaid

hi, I recently bought a small 7 unit building, and the super is getting a $500 deduction off his rent, 

I was sure for that hefty price he does EVERYTHING  in this small building, so when a tenant moved out I asked him about painting the apartment so I can rent it out, he said he would need extra payment for that.

So basically what it sounds to me, He basically just does the garbage, snow, cleaning (not to mention that is not too clean, spider webs on ceiling of entrance etc.), if you need to change a lock he'll  do it etc. But that's about it, anything out of the ordinary he demands payment.

Don't you think $500 a month for this [plus a garage he gets for free], is way over paid?

And how should I go about it (im not looking top get him upset at me, he is still a tenant but....)?

How is anyone supposed to know how much he should get paid from this post? You refuse to even ask him for what he does, so how are we supposed to know? We have zero clue what the market is in your area, what wages are like in your area, etc. If you want to be successful in business learn do so some work before demanding someone else just do the work for you.
