I am moving into an apartment closer to work this month, and was thinking about trying our Air BnB to rent my extra bedroom.

I live in LA and I’m in Colorado Springs right now visiting my sister in law who is in the Air Force.

I only open my Air calendar 3 months out.  

All new windows, siding, central air, etc.   

The oil tank had 200 gallons in it , I had to help him pump it out , he will use it in his equipment  ( heating oil is diesel fuel ) .I will use the conditioner right away on 1 rental with hard water . the rest of the stuff will be replacements for other rentals I have . 

Whole project cost me less than a typical furnace install, and I was able to add central air in the process. 

There are others too - like a central air system that can cost you $15,000 or more when it goes down. 

Some of them smokes, turning on appliances and air condition.

I have a rental property and had an a/c guy come look at the cooling system as the tenant said she had it set on 69 but was running close to 75 degrees in the house.  He stated that the schrader tube where it was sold...

Areas up near Ogden and Hill Air Force base always seem to have a fairly strong rental market, but I don't know where you should and shouldn't be.
