IMO, it's up to investors to keep your investment backyard clean, in other words, keeping the industry players in bounds, following the rules and keeping transaction above board and honest.

Wilmington has a really cool downtown that is on the riverfront (2nd best riverfront in the country) and Wilmington was also ranked #1 in the nation for inbound moves.

It does a lot of what most people want to do; provides a database of their lead records, and other contacts, as well as BUYERS and SELLERS, helps you build and organize lists, create marketing campaigns,  use their phone system that your purchased #'s for INBOUND and OUTBOUND tracking and KPI's, can offshoot direct mail, automated tasks and workflow follow ups, has a built in document generator, can skip trace records and you can use their data feeds or import your own into their platform.They have white labeled the program to other educators / promoters under various names like Freedomlogic, and others perhaps even Deal Automator (not sure)

Several colleges and universities, Hyundai manufacturing, tourism, etc.

I also know that tourism is big business, so I wouldn't rule out short term rentals.

Numbers wise It is not feasible to look at them as a SFR and our tourism is too seasonal here to depend on airbnb.

While San Miguel de Allende is a tourist city, it doesn't have mass tourism like the others have (mind you, I'd still rather rent short-term than long term if I owned property there).

@Nadav GivoniI know it’s an old post but what I know about Puerto Rico is that now is the best time to buy - after the hurricane they’ve received plenty of funds and there are huge companies going in there because 97% of the island is an Opportunity ZoneI would stick with the metro area of Condado (too expensive now)Isla Verde (only near the big hotels beach front)Old San Juan (anywhere anytime there is good because of scarcity of supply and steady demand with tourism and the uniqueness of the place) Problem is how we banks would want 40% downpayment but maybe you will find other investors willing to carry financing for a year or two till you get established and show presence on the island then banks will give you a loan with a 25% downpayment Got a lot of clients and investors friends down there and they love it
