Guys this is an excellent tool to negotiate a deals, this is a legal documents and once it is disclose the seller is liable because he has knowledge of the defect.

That's fine for the company if that's how it want's to do business but bad for the insured who winds up with a claim because of a defect in title that wasn't caught because of a truncated search and exam.Then, with the introduction of computers, companies decided to buy the data from the counties and dump it into proprietary databases.

I look at it as relatively cheap insurance and protection against the unknown or unpredictable.Just because title came back clear, can you be 100% certain there isn’t (or won’t be) some unknown/future title defect/claim, or pending lawsuit that hasn’t even resulted in a judgment yet?
