@CJ B.2 days is not that bad, I work for an owner with a large portfolio and they tell people it will take up to 5 business days to run the credit check etc.

If they don't respond through traditional channels of communication, send them a certified letter giving them three business days to get you the info you need or they/she is in danger of being evicted.

@John T, Lots of good answers here, but in a nutshell, I'd- Screen your tenants as if your financial life depends on it - because it does- Have six months reserve for PITI - Not just for Freddy and Fanny, but for your peace of mind, vacancies, cap expenditures- Use your notices; If rent is due on first, enforce it second business day it is considered late, period.- Exercise your right as a landlord to advertise availability of unit the day you receive notice from tenant.

I would also say that if a response is not received within 5 business days of her intentions, it will be assumed she will vacate the property at the lease termination date and you will begin showing the property between the hours of 9am and 7pm with limited notice.
