In my experience, the good ones are expensive, typically require a subscription, and sometimes they even do a physical inspection of your premises to verify it is a legitimate person / business in US.

@Heather Bailey while I live in my duplex, I have a standard Hazard insurance policy and I also carry an additional 500k umbrella policy (optional); both policies cover the entire building, but there's no separating it.

There are reputable companies out there, however, but I would shy away from any company that mentions turn-key.Long story short, real estate is very forgiving over time and these properties cash flow well and I was able to build a great team for future deals.
