I live in Australia and because of the time zone difference I will need to become a night-owl to take calls and talk to sellers.Not so bad if I choose a property that my agent presents to me, but I had wondered if I'd found a promising lead, what alternate arrangements could I make to contact and negotiate with the seller.

My sister who lives in Australia is also looking to invest in some US RE also so I do have the option of partnering with her to build some extra capital but I would need to be the one who gets the loan as she does not live or work in the US so I am not quite sure if that is an option I want to explore at this point.

Not that all sellers will read it, but I have written it all out before and included it as an addendum.....like....seller is to be notified of the basis of the offer made as fully contained in Exhibit "A" attached and made a part of this Contract, ...at least you can write out and show your comps, repairs, etc and justify your offer.
