Philly is not the type of place where you take advice, it's the type of place you have to drive multiple times to see where the blocks change from B to C and C to D.

Make sure you have a solid plan B or exit strategy though since the numbers won't fully answer this question for you. 

Out of curiosity, are you only investing in 506(b) and Reg A offerings?

Good schools and low crime, near interstate access but 15-20 min drive to major employment hub may be a Class B area.  

A/B/C/D class areas? 

Toledo B- numinous neighborhoods are quite interesting and that was going to be my next questions : Where are the main B- areas located in Toledo, and what is the average buying price range for a SFH property there ?
