You just want to make sure you're targeting the best neighborhoods, that aren't priced too high, but aren't in the worst areas either.

What kind of properties should I target?

Even though I don’t need to put the house on pylons in most areas I’m targeting because of the flood zone in oak island not effecting a lot of the areas new builds are going up.

I would suggest you target a 20-30% annualized return on a flip considering the timing, funds invested, and return.
