Is there anything unique about your data vs the foreclosure data compilers out there?

With owner financing they aren't getting their money in full as they are seeking so I feel like any option might be a stretch but give it your best shot.

This is a unique property and I'd like a chance to bid.

While the capitalization for the expenses is clear on properties that we the rehabbers have purchased, there are some other possibilities based on our unique situation.  

Keep saving and building credit, but right now another property would be a risky stretch.

I realize this may not be available in the Austin market, but reaching out to the community just incase it's worth looking into while I'm there.Price wise I'm pretty open so long as the numbers look good (although as a newbie I don't want to stretch myself to far as I'm learning).

2)  Copy - Does that first sentence have a compelling unique selling position?  

That way it something unique that nobody else is mailing.

Not a developer by any stretch but I am thinking that excel is not what you want to use for this type of application.
