Slightly leaning towards single family dwelling but can be swayed with the right data.I've lived in Sarasota,FL and wasn't overly impressed by the market there and given my Australian heritage, I'm a little over the whole coastal/retirement villages for the snowbirds.

Enforce late fees and always proceed immediately to eviction when clock ticks down.A tenants personal life issues are not your concern, working with tenants problems 9 time in 10 will only cost you more lost income, landlords are not social workers or family, you need to take all emotions out of your business.

Hi Rachel,I've got a similar arrangement with a portfolio in Florida, in an area where I grew up and still have an extensive social and family network.  

But if you're looking for long-term tenants in low-income housing, as we do, it pays to look carefully at the situation.This is where you really need to hit the social media sites, find her FB and find all her friends' FBs, Instagram, etc.

I would be ready for socialization--and bring business cards or be prepared to airdrop some equivalent.

My tenants are nurses, social workers, very stable jobs, driving high end cars but not too often they want to buy.
